PC: 6-17-93 <br /> GP-92-13/ZR-92-16 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1. Deny General Plan Amendment Application No. GP-92-13 and Zone Reclassification <br /> Application No. ZR-92-16 based upon the inability to make the findings necessary for <br /> approval. <br /> BASIS FOR GENERAL PLAN AMENDMENT <br /> 1. The internal consistency of the General Plan is maintained in the adoption of the Amendment. <br /> • This determination cannot be made because the application as submitted is <br /> inconsistent with General Plan policies, including policies regarding service <br /> requirements for areas designated as General Industrial on the General Plan. <br /> BASES FOR ZONE RECLASSIFICATION <br /> 1. The proposed zone district is consistent with the General Plan and any Specific Plan. <br /> • This determination cannot be made because, as noted above, the application as <br /> submitted is inconsistent with General Plan policies, including policies regarding <br /> service requirements for areas designated as General Industrial on the General Plan. <br /> 2. The proposed zone district is reasonable and beneficial at this time. <br /> • This determination cannot be made because, lacking an indication that public <br /> services can be made available, the proposal is premature. It also has not been <br /> demonstrated that additional industrially zoned land is needed at this time. <br /> PROJECT DESCRIPTION <br /> These General Plan Amendment and Zone Reclassification applications are to amend the General Plan <br /> map for 35 acres from General Agriculture (A/G) to General Industrial (I/G) and to rezone the property <br /> from AG-40 (General Agriculture) to I-G (General Industrial). <br /> -5- <br />
