COMMENTS ON DEVELOPMENTS -2- <br /> MORADA WEST JOINT VENTURE <br /> 4. Terminal drainage is required for the development. The use of an on-site <br /> drainage pond is acceptable provided that the system is designed for <br /> terminal drainage when available. <br /> 5. The owner/developer shall be responsible for 100% of the cost of any <br /> infrastructure oversizing needed/provided to serve the site and in confor- <br /> mance with City of Stockton requirements for connection to the City <br /> facilities. <br /> 6. The owner/developer shall provide a public road through the project site to <br /> provide access for Moreland Court. The public road shall be dedicated and <br /> improved to a minimum County standards of 50 feet right-of-way urban <br /> Street. A cul-de-sac for Moreland Court at the intersection with Hammer <br /> Lane shall be constructed to close access to Hammer Lane. <br /> 7. The owner/developer shall dedicate and improve Hammer Lane along the site <br /> Frontage to provide a 61-foot-wide half section, including an eastbound <br /> left-turn lane to serve the proposed "Access Road", in accordance with City <br /> of Stockton standards. <br /> 8. The proposed "Access Road" shall be a minimum of 52-feet-wide curb-to-curb, <br /> in accordance with City of Stockton standards. <br /> 9. The owner/developer shall be responsible for 100% of cost for the construc- <br /> tion of a traffic signal at the Hammer Lane/project entrance road, and at <br /> Hammer Lane/West State Route 99 Frontage Road. <br /> 10. The owner/developer shall improve the intersection of Hammer Lane/West <br /> State Route 99 Frontage Road to provide a right-turn lane, left-turn lane <br /> and a through lane on all approaches. <br /> 11. Fall frontage improvements on State Route 99 West Frontage Road shall be <br /> dedicated and improved to a 50-foot urban street standards including a <br /> northbound left-turn lane at the project entrance. <br /> 12. The owner/developer shall enter into an agreement with the County to agree <br /> to participate in the State Route 99/Hamner Lane interchange improvements <br /> and State Route 99 East Frontage Road signalization and improvements. <br /> TMG:FCL:to <br /> H 7F075PST1 <br /> c: mile Atwood <br />
