-Allstateo <br /> ZONE RECLASSIFICATION <br /> RE: LOTS 10 AND 11 BLOCK 11 OF TRACT ##115 COLONIAL HEIGHTS <br /> INTRODUCTION: <br /> We are requesting a reclassification of zoning for lots 10 and 11 to <br /> Cl for the purpose of building an insurance office. The location <br /> of these two lots is the North-East corner of Pershing and Hammer <br /> Lane intersection. <br /> BACKGROUND: <br /> We are a three insurance agent office with a combined total of forty-- <br /> five years in the insurance business . We have been operating on or <br /> near Hammer Lane for the past seventeen years . ( Present location is <br /> Hammer and Etna ) <br /> EXPOSURE: <br /> Our operation is low profile with limited drive-in traffic. We have <br /> a total of twelve employees , mostly clerical, who mainly do <br /> telemarketing and servicing. <br /> NEED: <br /> Our current lease is running out and will not be renewed because our <br /> landlord is taking back the space for his own expansion. <br /> PROPOSED BUILDING: <br /> Because the two lots give us one large combined lot of 62 , 500 sq. ft . <br /> ( 150 ' X 150 ' ) , we would like to constuct an office building not to <br /> exceed 8 , 000 sq. ft . which would be done in two 4 , 000 sq. fts phases . <br /> It would be L shaped, single story, of colonial design. We feel it <br /> would readily adapt to the architecture of the area. <br /> LOCATION: <br /> There is currently a large office complex at the same intersection <br /> on the South-West corner. ( Blatt Development ) It is two blocks East <br /> and West of other office complexes . (Washington Savings and Parkwoods <br /> office complex to the West , and Pardini ' s and Knowles to the East . ) <br /> TRAFFIC: <br /> Because of access from both Hammer Lane and Pershing and because of <br /> the traffic light , there should not be any congestion whatsoever. <br /> Driveways would be provided from both directions . Also, ample off- <br /> street parking. <br />
