General Plan Amendment GP-88-23 which would redesignate 17282 Guild Avenue
(APN 049-040-06) from Agriculture to Limited Industrial ; and
2. Rezoning Application ZR-88-22 which would reclassify 17282 Guild Avenue
(APN 049-040-06) from I-PA, Interim Protected Agriculture to M-1, Limited
Industrial .
The City Planning Commission recommends that these requests be denied. It is our
Planning Commission' s position that this property should be developed in the City
and should be required to proceed through the City' s Measure "A" process which
would require a vote of the people to include the subject property in the City' s
General Plan.
Since City water, sanitary sewer and storm drainage facilities are in place on the
south side of Victor Road, east of Guild Avenue and in Guild Avenue, south of
Victor Road, the City Planning Commission' s position appears to be the only way
the subject property should develop.
Subsequent to the City Planning Commission' s hearing on this request, the City
Council received a report which indicated that the White Slough sewer plan was
reaching capacity. The City may stop approvals for development presently outside
the City limits until the plant capacity is increased.
Sincerely,
J ES % SCHR EDER
ommuny Development Director
-8-
cc: Kerry Suess
