Former Unocal Service Station No. 0187
May 11, 1995
title report indicates, the site was owned by Mr. Myron Zimmerman from prior to 1945
until August 25, 1980, when the property was transferred to S.O.C. Associates. In
November 30, 1982, S.O.C. Associates transferred the property to Sutter Office Center,
the current owner of the property. The Vista report noted that no environmental Liens of
Record were found affecting the subject site.
CONCLUSIONS
The database search identified 11 sites within 1/4-mile downgradient of the subject site.
Of these sites, only the Jackson Buick site (identified as 1B in the Vista report), located
approximately 0.05-mile west of the subject site, appears to have been impacted by
petroleum hydrocarbons and is situated close enough to the subject site to have affected the
subject site. No other sites in the immediate site vicinity are currently under investigation
for environmental concerns.
The 1950 Sanborn map identified five service stations in the vicinity of the subject site.
One of these sites is situated immediately upgradient of the subject site at 448 East Miner
Avenue, and appears to be the most likely of the five stations to have affected the subject
site. This station is still present on the 1972 Sanborn map. Aerial photographs indicate
that the property at 448 East Miner .Avenue, immediately upgradient of the subject site,
appears to have operated as a service station on and off at least through 1975. This former
service station site does not appear on the SJCPHD Site Mitigation Database list of sites
under active investigation.
A 50-year title search of the former service station site at 448 East Miner Avenue indicates
that the property was owners by Myron Zimmerman from prior to 1945 until 1980, the
period of time during which service stations appear to have operated on this site.
4877.04"1 6 GeoStrateaies
