CONDITIONS OF APPROVAL <br /> SA-92-0072 <br /> Andy and Margie Whiteley <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the <br /> approval unless (1) all Conditions of approval have been complied <br /> with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. All areas not used for buildings, parking, driveways, <br /> walkways, or other permanent facilities shall be <br /> landscaped. A ten (10) foot wide landscaped area shall <br /> be installed along State Route 120. The strip shall be <br /> continuous except where crossed by driveways and <br /> walkways. (Development Title Section 9-1020. 8 [a] ) <br /> b. A trash enclosure is required. The enclosure shall be <br /> constructed on three (3) sides with a solid masonry wall <br /> and gated on the fourth side. (Development Title Section <br /> 9-1020.8 [d] ) <br /> C. Eight (8) parking spaces are required, including one (1) <br /> space for the physically handicapped. (Development Title <br /> Section 9-1015. 3 [Retail sales and services, primary] ) <br /> d. All parking spaces, driveways, and maneuvering areas <br /> shall be paved and permanently maintained with base <br /> material and asphalt concrete to provide a durable dust <br /> free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015) <br /> e. If night time operations occur, all off-street parking <br /> areas shall be provided with exterior lighting <br /> (Development Title Section 9-1015) which meets the <br /> following minimum standards: <br /> (1) The equivalent of one (1) foot candle of <br /> illumination shall be provided throughout the <br /> parking area; <br />
