CONDITIONS OF APPROVAL <br /> SA-92-43 <br /> DEVINDER SINGH <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> 1. This approval shall be for the addition of two diesel <br /> fuel pumps, with a canopy, and a mini-mart at an existing <br /> service station. <br /> 2 . There shall be no dismantling or repair activities <br /> associated with this approval and the storage of <br /> inoperable vehicles or sale of auto parts shall not be <br /> permitted. <br /> 3 . The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> 4 . An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading, shall be submitted for approval. Storm <br /> drainage/additional run-off shall be retained on-site, <br /> provisions shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. <br /> (Planning Title Section 9-10002) All improvements shall <br /> be shown on the Improvement Plan. The construction of <br /> on-site improvements shall conform to the approved Site <br /> Plan and Improvement Plan. One (1) copy of the <br /> Improvement Plan shall be submitted to the Development <br /> Services Division for distribution to the involved County <br /> departments. A Plan Check fee shall be required. <br /> 5. Parking requirements: <br /> a. A minimum of fourteen (14) parking spaces shall be <br /> provided for the approved use. (Section 9-3700 (g) <br />
