An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing terminal drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted for approval. <br /> Applicant shall obtain all necessary permits prior to the <br /> Improvement Plan approval. Drainage calculations for <br /> pond sizing and metered flow discharge shall be submitted <br /> for approval. (Planning Title Section 9-10002) <br /> 4 . One (1) copy of the Improvement Plan shall be submitted <br /> to the Development Services Division for distribution to <br /> the involved County departments. A Plan Check fee will <br /> be required. <br /> 5. All construction and improvements shall conform to the <br /> approved Site Plan and the Improvement Plan. <br /> 6. A minimum of eight (8) automobile parking spaces shall be <br /> provided and shown on the Improvement Plan. The size of <br /> the parking spaces shall be consistent with the <br /> requirements of Section 9-3702 of the Planning Title. <br /> The spaces shall be permanently paved with concrete or <br /> asphalt concrete and be delineated. <br /> 7. All automobile parking spaces, driveways, and maneuvering <br /> areas shall be permanently paved with concrete or asphalt <br /> concrete. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. <br /> Details shall be included on the Improvement Plan. <br /> 8. Outdoor storage of agricultural equipment shall be <br /> permitted on a minimum of six (6) inches of rock base. <br /> The location of the outdoor storage area and surfacing <br /> details shall be included on the Improvement Plan. <br /> 9 . All existing and proposed fence details shall be included <br /> on the Improvement Plan. The gate on the frontage road <br /> entrance to the site shall be consistent with the setback <br /> requirements of Section 9-3233 (g) of the Planning Title. <br /> 10. There shall be no truck or automobile parking associated <br /> with the approved use on State Route 99 , West Frontage <br /> Road. <br /> 11. The proposed building shall respect a thirty (30) foot <br /> setback on the west side of the property. <br />
