If the lease is revised to cover the entire parcel, the proposal can be approved with conditions . Site plan is poor and should be revised. Although comments and recommendations have not been received from the Mokelumne Fire District, a condition will be imposed to require conformance with any fire code. Will the operation generate any dust? If so, how will it be controlled? Storage area should be screened at least from Pine Street as the operation will be visible by the adjoining residents to the south. RECOMMENDATION Approve the Site Approval subject to the following conditions : 1 . During heavy periods of activity on the site, the roadways shall be wet down to prevent dust from developing a nuisance to surrounding properties . 2 . A solid vegative screen (oleaders ) shall be planted along the frontage of Pine Street to screen the storage area. 3 . The Site Approval Permit shall conform with the requirements of the Mokelumne Fire District and all applicable codes . 4. A revised lease agreement shall be submitted prior to issuance of the Site Approval Permit.
