The effective date of approval is January 12, 1997. <br /> This tentative map approval will expire on January 12, 2000, which is three years from the effective <br /> date of approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at the front yard setback <br /> line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum net lot area of 2.0 acres. (Development Title Section 9- <br /> 1105.2[d][6]) <br /> b. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required at the time of building permit (Development Title Section 9- <br /> 1020.4) <br /> C. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with section 902.2 of the California <br /> Fire Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> 2.
