CONDITIONS OF APPROVAL <br /> MS-96-13 <br /> Zeiter <br /> Minor Subdivision Application No. MS-96-13 was approved by the San Joaquin County Community <br /> Development Department on July 30, 1996. The effective date of approval is August 9, 1996. This <br /> tentative map approval will expire on August 9, 1999, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at 20 feet back <br /> from the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of one net acre. (Development Title <br /> Section 9-310.3) <br /> b. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> 2.
