CONDITIONS OF APPROVAL <br /> MS-96-12 <br /> Voorhees <br /> Minor Subdivision Application No. MS-96-12 was approved by the San Joaquin County Community <br /> Development Department on July 15, 1996. The effective date of approval Is July 25, 1996. This <br /> tentative map approval will expire on July 25, 1999, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of five acres. (Development Title <br /> Section 9-610.2) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> (1) A proposed minimum 25-foot-wide private easement for access to Parcels 1 and <br /> 3 shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcels 1 and/or 3, the entire length of the <br /> private right-of-way for the parcel to be developed shall be constructed <br /> and maintained to the standards required by Section 10.207 of the <br /> Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards. (Development Title Section 9-1150.15(c]) <br /> C. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) The following note shall be placed on the Parcel Map (Development Title Section <br /> 9-1135.9): <br /> • At the time of issuance of a building permit, drainage shall be retained <br /> on the site unless a terminal or other public community drainage system <br /> has been developed. <br /> Conditions of Approval - 1 - MS-96-12 <br />
