e. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) The following note shall be placed on the Parcel Map (Development Title Section <br /> 9-1135.9): <br /> • At the time of issuance of a building permit, drainage shall be retained <br /> on the site unless a terminal or other public community drainage system <br /> has been developed. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Contact Person: Richard Hieb, 468-3059) <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. Dedication of a 25-foot-wide right-of-way from the centerline of Bender Road to the <br /> property line shall be required across the frontage of APN 003-090-25. (Development Title <br /> Section 9-1150.5(b)) <br /> C. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> d. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Woodbridge Fire District prior to <br /> issuance of the occupancy permit. (Development Title Sections 9-1145.5 and 9-1150.15) <br /> e. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> f. Parcel 1 shall contain a minimum of 2.0 acres net. (Development Title Table 9-310.3) <br /> g. The finished floor elevations for building structures shall be a minimum of 32 feet NGVD <br /> and shall be noticed by a statemeent on the Parcel Map. <br /> 3. PUBLIC HEALTH SERVICES: (Contact Person: Greg Oliveira, 468-0341) <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San <br /> Joaquin County prior to approval. A percolation test that meets absorption rates of the <br /> manual of septic tank practice or the EPA Design Manual for on-site waste water <br /> treatment and disposal systems is required for each parcel. A permit fee of $78.00 is <br /> required for each percolation hole. <br /> b. The existing private water wells shall be tested for the chemicals dibromochloropropane <br /> (DBCP) and nitrates prior to recordation of the Parcel Map.
