CONDITIONS OF APPROVAL <br /> MS-96-6 <br /> Peterson <br /> Minor Subdivision Application No. MS-96-6 was approved by the San Joaquin County Community <br /> Development Department on April 16, 1996. The effective date of approval is April 26, 1996. This <br /> tentative map approval will expire on April 26, 1999, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> Identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modif led, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured at the front yard <br /> setback line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet. (Development <br /> Title Section 9-310.3) <br /> b. REAR YARD REQUIREMENT: The rear property line of Parcel 2 shall be located a <br /> minimum of 20 feet from the existing building on Parcel 2. <br /> C. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> 2.
