CONDITIONS OF APPROVAL <br /> MS-96-11 <br /> ROBERT BYINGTON, ET AL <br /> Minor Subdivision Application No. MS-96-11 was approved by the San Joaquin County Community <br /> Development Department on July 25, 1996. The effective date of approval is August 4, 1996. This <br /> tentative map approval will expire on August 4, 1999, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Tom Gau, 468-2344) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> 1. All parcels shall have a minimum lot width of 200 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> 2. All parcels shall have a minimum lot area of five (5) acres gross. (Development <br /> Title Section 9-610.2) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> 1. A minimum 25 foot wide private easement for access to Parcel 3 across Parcel <br /> 2, shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> 2. The following note shall be placed on the Parcel Map: <br /> At the time of development of Parcel 2 or 3, the entire length of the private right- <br /> of-way for the parcel to be developed shall be constructed and maintained to the <br /> standards required by Section 10.207 of the Uniform Fire Code and applicable <br /> San Joaquin County Improvement Standards.
