DP-90-02 OF CHUN—MEI DODGE <br /> -------------------------------------------------------------------- <br /> The Planning Division has reviewed the above-referenced application <br /> and offers the following comments : <br /> GENERAL PLAN AND ZONING CONSIDERATIONS <br /> The proposed project is for Highway Service development to include <br /> shops , eating places and other highway service uses . The General <br /> Plan designation for this area is Highway Service and the zoning is <br /> H-S (Highway Service ) , which under Section 9-6401 of the Planning <br /> Title would permit the proposed use subject to approval of a <br /> Development Plan. <br /> SERVICES <br /> Current services are : water supply by well, sewage disposal by sep- <br /> tic tank and storm drainage is on site. <br /> Required services are : A public system for each shall be required <br /> when more than one parcel in the quadrant may be developed. In this <br /> event, a County Service Area or other similar district shall be <br /> formed to maintain , operate and improve the system (Sections <br /> 9-10101 (e ) , 9-10201 (e ) , 9-10301 (e ) ] . <br /> DEVELOPMENT CONCERNS <br /> Parking : Phase I would require 58 spaces ( 31 are shown on the Site <br /> Plan ) , Phase II would require approximately 52 additional spaces . <br /> In addition, the parking requirements for the service station and <br /> drive-in need to be shown on the Site Plan if they are part of the <br /> overall development. <br />
