Hwy 120, Manteca
APN 228-030-28, SR0079508, PA-1800300 (UP)
The San Joaquin County Environmental Health Department (EHD) has reviewed the Soil
Suitability/Nitrate Loading Study Addendum, dated July 24, 2019, submitted on May 14, 2020 for the
above noted location, and has the following comments for your consideration.
The SSNL was prepared to determine the suitability of the above noted parcel for onsite wastewater
treatment system (OWTS) usage and the potential impact of nitrates to groundwater for the proposed
project development. The nitrate loading study was prepared to determine the long-term nitrate
loading impact from the proposed OWTS. The proposed development project includes:
1. A 13,100 square foot terminal building to include a 4,800 square foot tire and brake shop,
4,800 square foot transfer dock, and 3,500 square foot office with a total wastewater of 237.50
gallons per day from the following usage. The wastewater of 237.50 gallons per day volume
is not to be used for septic design or size calculation.
Wastewater of 64.1 gallons per day from three permanent office employees.
Wastewater of 53.4 gallons per day from three permanent tire & brake shop employees.
Wastewater of 120 gallons per day from 24 daily visitors.
Based on the information provided, the EHD can make the following findings:
1. The Soil Suitability/Nitrate Loading Study supports the suitability for standard OWTS usage
for the proposed development project on the above-mentioned parcel, pursuant to San
Joaquin County Ordinance Code Title 9, Section 9-1105.2(d).
2. The data indicates the well being utilized for drinking water has an elevated level of nitrate
nitrogen of 13 mg/L and may not be a suitable source for the potable water supply for new
development. A potable water supply that can provide a consistent source of safe and clean
water adequate for human consumption, cooking, and sanitary purposes for the proposed
new home needs to be established prior to the issuance of building permits (2016 CA
Plumbing Code, Section 601.2).
3. All other conditions of approval stated in approval letter dated April 23, 2019 are still in effect.
1868 E.
