SAN JOAQUIN COUNTY
U"'i-
June
COMMUNITY DEVELOPMENT DEPARTMENT Item No. 1
1810 E.HAZELTON AVE.,STOCKTON,CA 95205.6232
PHONE:209/468-3120 Fax:2091468.3163
7, 1993
MEMORANDUM
TO: Planning Commissioners
FROM: Peggy Keranen, Deputy Director
SUBJECT: ZR-93-4 of San Joaquin County, Listing No. SJ008, located
on the east side of Bird Road, south of Lovely Road, east
of Tracy
This item was continued from the Planning Commission hearing of
June 3 , 1993 . It is a portion of GP-93-3 and ZR-93-4 , which are
applications being processed by the San Joaquin County Community
Development Department to make adjustments to the General Plan and
Zoning maps which have been identified since the time of the
adoption of the General Plan.
Listing No. SJO08 is a recommendation to amend the General Plan
from General Agriculture to Limited Industrial on approximately 9.5
acres, and to rezone the property from AG-40 (General Agriculture)
to I-W (Warehouse Industrial) . The portion of the June 3, 1993
staff report and the map which addresses this property is attached.
The property is owned by the Rhodes Bean and Supply Co-Op and is
developed with a bean processing operation, which consists of
warehouses, storage building, shops and tanks.
During the Planning Commission hearing of June 3 , 1993 , a
representative of the Rhodes Bean and Supply Co-Op stated that they
did not oppose the staff recommendation to change the General Plan
to Limited Industrial, but they do not support the recommendation
for the rezoning to I-W. They indicated that they would like the
property rezoned to the I-L (Limited Industrial) zone.
The Planning Commission took action on the General Plan Amendment
by recommending to the Board of Supervisors that the General Plan
map be amended to Limited Industrial. However, due to the absence
of two Planning Commissioners, the representative of the property
owner requested that the rezoning be continued to provide them an
opportunity to make their argument for I-L zoning before a full
commission.
