In areas where a commercial General Plan designation is <br /> adjacent to an industrial General Plan designation, commercial <br /> and industrial uses may be mixed, in order to form a <br /> transition between the two designated areas. The specific uses <br /> that may be allowed must be based upon land use plans and <br /> criteria included in an approved Special Purpose Plan, which <br /> applies to both designated areas. This provision may not be <br /> applied to areas designated by the General Plan as <br /> Neighborhood Commercial, Commercial Recreation, or Truck <br /> Terminal, and may not be applied to properties that do not <br /> have a full range of public services. <br /> Underlying Prosect ` <br /> The application for a General Plan Text Amendment has been <br /> submitted by Bud Lyons, of King & Lyons. Mr. Lyons wishes to apply <br /> the policy to the first 80 acres of commercial and industrial <br /> development planned for the "Tri-State/Cheng" property, northwest <br /> of the Patterson Pass and Schulte Road intersection, west of Tracy. <br />
