CONDITIONS OF APPROVAL <br /> UP-88-2 <br /> JOHN KAUTZ <br /> All conditions, unless otherwise noted, shall be met prior to the <br /> issuance of building permits . <br /> 1 . Planninq Division: <br /> a. All construction and improvements shall conform to the <br /> approved site plan. <br /> b . A reciprocal access and parking agreement shall be <br /> recorded which guarantees that access and parking will be <br /> shared between Assessor Parcel Numbers 086-070-02 and <br /> 086-070-45 . <br /> c . All parking areas shall be asphalt paving with bumper <br /> guards and parking-space striping. <br /> d. All signs on parcels 086-070-03 , 04 , and 45 shall be <br /> removed, except the existing restaurant ' s roof-mounted <br /> sign, which will be reconditioned and which shall meet the <br /> requirements of Section 9-3600 of the Planning Code . One <br /> flush wall-mounted sign shall be permitted on each <br /> building. The produce market shall be allowed two por- <br /> table temporary signs to advertise produce sales at the <br /> northeast and southeast corners of its parcel . Each tem- <br /> porary sign shall not be greater than four feet in height <br /> and a total of 16 square feet in size . <br /> e . The landscaping and irrigation plan shall be shown as part <br /> of the Improvement Plan and approved by the Director of <br /> Planning. The landscaping plan shall include a key <br /> ( legend) that shows the size, type, number, and spacing of <br /> the proposed landscaping. The landscaping plan shall be <br /> maintained with an automatic and timed sprinkler system. <br /> The landscaping plan shall include 15-gallon one-inch <br /> caliper trees planted adjacent to the parking areas at a <br /> maximum of 25 feet apart . A mixture of one- and five- <br /> gallon shrubs and groundcover shall be planted in the <br /> remaining areas. All landscaping shall be in place prior <br /> to issuance of an occupancy permit . <br /> f . Parcels 086-070-03 and 086-070-04 shall be merged in <br /> accordance with Section 9-9220 of the Planning Code . <br /> 2 . Department of Public Works: <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage, driveway access details, on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . <br /> Conditions of Approval - 1 - (UP-88-2 ) <br />
