TOM WALKER <br /> DeputYDinaor <br /> MEMORANDUM <br /> TO : Development Committee <br /> FROM: Kerry Sullivan, Associate Planner <br /> SUBJECT : DEVELOPMENT COMMITTEE MEETING FOR THE DON COSE AND <br /> CURTIS DANCY PROJECTS (DON COSE/RANCHO SAN JOAQUIN: <br /> GP-89-16 , TA-90-3 , AND WC-90-2 ; CURTIS DANCY: GP-90-20 , <br /> AND ZR-90-22 <br /> ---------------------------------------------------------------- <br /> The purpose of this meeting is to discuss the processing of the <br /> Environmental Impact Report (EIR) that will be prepared jointly <br /> for the Don Cose/Rancho San Joaquin and Curtis Dancy projects . <br /> Both applicants have filed $2 , 000 . 00 fees for the Notice of <br /> Preparation (NOP) , which is currently being prepared by Planning <br /> staff . When the EIR consultant is selected, this total NOP fee <br /> of $4 , 000 . 00 will be applied to the cost of the EIR. Details for <br /> working out each applicant ' s "fair share" of the total EIR cost <br /> will be left up to the applicants . <br /> The following key issues will be addressed in the environmental <br /> review of the projects : <br /> 1 . General Plan Policies, and Consistency with the Draft 2010 <br /> General Plan. <br /> 2 . Loss of Agricultural Land. <br /> 3 . Land Use Conflicts . <br /> 4 . Biotics . <br /> 5 . Utilities and Public Services. <br /> 6 . Noise. <br /> 7 . Traffic . <br /> 8 . Air Quality. <br /> 9 .
