Table 1 lists the assessor <br /> parcel numbers, property owner and mailing address of each of the property owners within the <br /> project site. Cose & Associates is the owner of eight parcels totalling about 435 acres which <br /> represents 36.5 percent of the project site. <br /> Current Uses and Site Features <br /> Figure 4 indicates the current uses of the project site. Figure 5 is a recent aerial which shows <br /> the site's use patterns. The subject parcels have been used primarily for agricultural purposes <br /> for at least the last fifty years. Currently the land is primarily planted in almond orchards and <br /> irrigated row crops. Recently apricot orchards have been removed and these parcels are barren <br /> at present. <br /> Three permanent dwellings and one mobile home exist on the project site. The following <br /> residences are outside the project boundary but adjacent to the project site: <br /> • 15 ranchette dwellings on one to one and one-half acre parcels grouped in four locations <br /> along Koster Road. <br /> • 3 ranchette dwellings on one to two acre parcels fronting on Bevis Road and 2 <br /> farmsteads (farm house with yout buildings) near Bevis Road. <br /> • 2 ranchette parcels on one and one-quarter acre lots fronting on Vernalis Road. <br /> Access <br /> Immediate access to the project site is provided from Koster Road, Durham Ferry Road, <br /> Vernalis Road and Bevis Road which border the project site. The intersection of State Route <br /> 132 and Koster Road provides highway access to these bordering County roads from the south <br /> while the interchange of Interstate Route 5 and State Route 33 provides general highway <br /> access from the north. As Figure 2 indicates, Interstate Route 5 freeway and State Route 132 <br /> serve the project site area, and provide good regional connections to other freeways (I-580 and <br /> I-205) and County roads. <br /> Two irrigation ditches traverse the project site in a general northwest-southeast direction in the <br /> lower half of the project site. The Southern Pacific Railroad tracks border the site at the <br /> northeast corner. The land is essentially flat and drains toward the northeast. <br /> PROJECT DESCRIPTION <br /> Proposed Land Uses and Zoning <br /> Figures 6 and 7 indicate that the project site is currently designated as Agriculture on both the <br /> San Joaquin County's countywide and on the New Jerusalem Rural Residential Area General <br /> Plan Land Use/Circulation Element maps.
