Future development will require the payment <br /> of development fees to each school district . <br /> HAZARDS/CONSTRAINTS : <br /> Flooding: <br /> The County' s adopted flood maps indicate that the project site <br /> is not subject to flooding in the event of a 100-year flood. <br /> New, preliminary information provided by the U. S . Army Corps <br /> of Engineers indicates that the site is subject to a 100-year <br /> flood. Future development must conform to the County' s flood <br /> regulations . <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> On May 1 , 1986, the Planning Division completed an Initial Study <br /> for General Plan Amendment No. GP-85-10 . On the basis of that <br /> Initial Study, the Board adopted a Negative Declaration for <br /> GP-85-10. The same Initial Study was used as the basis for a <br /> Negative Declaration for ZR-87-27, the Zone Reclassification from <br /> H-S to M-1 . <br /> -8- <br />
