T <br /> Item No. <br /> PC: 10-4-90 <br /> SU-87-24 (TE-91-1) <br /> Page 1 <br /> , RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2 . Approve Time Extension Application No. TE-91-1 for Major <br /> Subdivision Application No. SU-87-24 (Tract No. 2077) with the <br /> Findings and Conditions of Approval given in the staff report. <br /> FINDINGS <br /> 1. The proposed map is consistent with applicable General and <br /> Specific Plans. <br /> This Finding can be made because the proposal meets the <br /> Rural Residential policies of the General Plan. Although <br /> Parcel 1 exceeds the maximum area allowed for a numbered <br /> parcel in the RR-65 zone, there has been no change in <br /> circumstance since the approval of the tentative map <br /> which would require denial of the Time Extension. No <br /> Specific Plan is involved. <br /> 2 . The design or improvement of the proposed division is <br /> consistent with applicable General and Specific Plans. <br /> This Finding can be made because the proposed lots are <br /> within the density range allowed for the Rural <br /> Residential land use designation. No Specific Plan is <br /> involved. <br /> 3 . The site is physically suitable for the type of development. <br /> This Finding can be made because the site is relatively <br /> level, and no physical constraints exist which the <br /> Conditions of Approval will not adequately address. <br /> 4 . The site is physically suitable for the proposed density of <br /> development. <br /> ° This Finding can be made because each proposed parcel is <br /> large enough to accommodate all provisions of the Rural <br /> Residential provisions of the Planning Title. <br />
