2.0 PROJECT DESCRIPTION <br /> SITE LOCATION, PHYSICAL DESCRIPTION <br /> The 870-acre site for the proposed Buckeye Ranch development is located approximately five miles <br /> northwest of the City of Lodi in San Joaquin County (Figure 2-1). The irregularly shaped parcel is <br /> bordered on the south by the Mokelumne River and on the north by Forest Lake Road. Irrigated pasture <br /> and vineyards are located to the west and east, respectively. Access to the site is via Forest Lake Road. <br /> The site contains two large, linear lake beds known as Tracy Lakes, several vernal pools, an oak/ <br /> buckeye savanna and a densely canopied, forest bordering the Mokelumne River. The site's rolling <br /> terrain is interspersed with drainage channels(Figure 2-2). The two ephemeral lakes(Tracy Lakes)serve <br /> as the terminus for Jahant Slough and are the repository for irrigation water to the east and rainfall. The <br /> lakes were drained in the past and Sudan grass planted in the lakebeds. The lakes and the canopied forest <br /> along the river provide habitat for a diverse population of wildlife. Development on the site is limited <br /> to one mobile home used by the caretaker located at the entrance to the property from Forest Lake Road, <br /> and several small corrals in the general area of the mobile home. Presently, the site is used for cattle <br /> grazing and a 65-acre vineyard, located in the southeastern corner of the site. <br /> The project site is comprised of four parcels, identified as Assessor's Parcel Numbers 003-060-01,003- <br /> 060-02,003-100-01 and <br /> 03-060-01,003- <br /> 060-02,003-100-Oland 003-100-10. <br /> BACKGROUND <br /> The project site has been commonly known as Brovelli Woods, having been in the Brovelli family since <br /> 1933. The direct ancestors of Mrs. Brovelli first acquired the property in 1851 which originally <br /> contained 5,000 acres. In February 1989,the Catwil Corporation acquired the 870-acre site from the <br /> Brovelli family. Since acquiring the property,the developers have begun a reforestation plan along the <br /> Mokelumne River where the oak woodland had been previously cleared to grow crops, as well as in the <br /> area along the southern boundary of Tracy Lakes. In preparation of the proposed project, the developer <br /> also cleared the forest of€eur three transects for ultimate development as fairways for the proposed golf <br /> course. <br /> TECHNICAL DESCRIPTION <br /> The proposed project includes a Planned District Application(PD-90-1),Major Subdivision(SU-90-9), <br /> Quarry Excavation(QX-91-9),and Williamson Act Contract Cancellation(WC-90-1)on 8W 336.5 acres. <br /> The underlying project, known as Buckeye Ranch, consists of the development of a private, gated <br /> community of 26 single-family parcels ranging in size from one to three acres, a private 18-hole golf <br /> 2-1 <br />
