4.1 LAND USE AND PLANNING POLICY <br /> Zoning <br /> The project site and adjacent properties are zoned AG-40. The AG Zone (General Agriculture) was <br /> ' established to preserve agricultural lands for the continuation of commercial agricultural enterprises. The <br /> Zoning and Subdivision Regulations require that the minimum area for the division or subdivision of land <br /> in an area zoned AG-40 shall be forty acres. Objective 2 and Policies 7 and 8 of the Recreation <br /> section, respectively, are: <br /> To protect the diverse resources upon which recreation is based, such as waterways, <br /> marsh lands,wildlife habitats,unique land and scenic features,and historical and cultural <br /> sites." <br /> "Natural features shall be preserved in recreation areas, and opportunities to experience <br /> natural settings shall be provided." <br /> and <br /> "The County shall protect those resource areas identified in Figure IV-2 as being significant <br /> for recreation." <br /> Although the Recreation Section of the 2010 Plan clearly spews indicates the Mokelumne River and <br /> Brovelli Woods are recreation resources,the implementation policies of the 2010 Plan do not specifically <br /> ` provide for acquisition of the Mokelumne River frontage or Brovelli Woods. Neither river or woods are <br /> shown as existing or proposed Regional Recreation Facilities (Figure IV-3 of 2010 Plan). The 2010 Plan <br /> does call for the County to "pursue the acquisition of conservation easements for preservation of <br /> 4.1-5 <br />
