4 . THE CANCELLATION WILL NOT RESULT IN DISCONTIGUOUS <br /> PATTERNS OF URBAN DEVELOPMENT ' <br /> 4 . 1 The Board finds that the proposed development, <br /> given the limited residential uses, the golf course and nature <br /> preserve, is not urban in nature. In fact, the residential <br /> densities proposed are similar to the residential densities <br /> previously developed or permissible by prior parcelization of the <br /> agricultural lands to the south and east. <br /> 4 . 2 Because of the different character of the land <br /> proposed for the project, the residential use setbacks, the self- <br /> contained infrastructure of the proposed project, and the <br /> perpetual restriction of the property under the Conservation <br /> Easement and Resource Management Plan, the project will not <br /> promote urban development of adjacent lands. <br /> 5 . THERE IS NO PROXIMATE NON-CONTRACTED LAND WHICH IS BOTH <br /> AVAILABLE AND SUITABLE FOR THE USE TO WHICH IT IS PROPOSED THE <br /> CONTRACTED LAND BE PUT <br /> 5 . 1 There is virtually no parcel of land larger than <br /> 40 acres in size within at least a mile radius of this property <br /> not subject to a Williamson Act Contract. <br /> 5 .2 There is no other property of similar size within <br /> several miles of this property which provides the same opportunity <br /> for environmental management incorporating limited residential <br /> t <br /> development, a golf course and a nature preserve of the scope and <br /> quality proposed.
