6.0 ALTERNATIVES <br /> CEQA Guidelines (15126(d))require that a range of reasonable alternatives to the project be described <br /> which could feasibly attain the basic objectives of the project. Four alternatives to the proposed project <br /> are evaluated against the proposed project. The alternatives addressed in this chapter include: no <br /> project, development without golf course, elimination of the haul route and a mitigated alternative. <br /> Because the proposed project is closely interlinked with the preservation and enhancement of the existing <br /> natural environment,an no analysis of an alternative site is net included. <br /> 6.1 NO PROJECT <br /> The no project alternative assumes no development of the property. Impacts associated with the proposed <br /> project would be negated under this alternative. However, left undeveloped it is unlikely the woodland <br /> and lakes would be retained as a nature preserve unless a public agency or conservation organization <br /> assumes ownership of the property. The potential exists for the land to be leveled for agricultural <br /> production,such as vineyards. <br /> Land Use/Planning Policy <br /> The project site would continue in agricultural production and Williamson Act contracts would not be <br /> canceled. There would be no added incentive for adjacent property owners to file for Non-Renewal of <br /> Williamson Act contracts. If a more intensive agricultural use of the site is undertaken, significant <br /> impacts to biological and cultural resources would occur. <br /> Traffic/Circulation <br /> No changes in existing transportation conditions would occur. The site would remain as is, thus no <br /> change in vehicle trips from existing conditions. A haul route would not be necessary. <br /> Geology <br /> This alternative would not generate any of the wastewater disposal or soil erosion impacts identified for <br /> the proposed project. <br /> Noise <br /> Noise levels in and around the site would stay at the current level, as the site would remain vacant. <br /> 6-1 <br />
