NOTICE OF PREPARATION <br /> ENVIRONMENTAL IMPACT REPORT NO. ER-91-2 <br /> On the basis of the Initial Study prepared for the project <br /> described below, the Environmental Review Officer has determined <br /> that the project may have a Significant Impact on the environment <br /> and hereby gives notice that an Environmental Impact Report is to <br /> be prepared in accordance with the provisions of the -California <br /> Environmental Quality Act (CEQA) , as amended. <br /> Application• <br /> The applicants have submitted the following applications for <br /> the Buckeye Ranch Project. <br /> 1. PD-90-1: Planned District Application for development <br /> of the project as described below under "Project" . <br /> 2 . SU-90-9 : Major Subdivision Application to divide the <br /> 870-acre subject parcel into 26 single-family parcels <br /> on 50 acres, with an 820-acre designated remainder. <br /> 3 . WC-90-1: Williamson Act Contract cancellation to cancel <br /> the Williamson Act Contract on the 870-acre subject site. <br /> 4 . QX-91-9 : Quarry Excavation Application to permit the <br /> excavation and extraction of 1, 600, 000 cubic yards of <br /> sand and clay for the enhancement of Tracy Lake. <br /> Project• <br /> The proposed Buckeye Ranch project is located on 870 acres adjacent <br /> to the Mokelumne River, in northern San Joaquin County. The <br /> applicants are proposing 26 single-family homesites ranging in size <br /> from 1. 00 acre to 3 . 0 acres, clustered on the northern and western <br /> portions of the site. An 18-hole links-type golf course is <br /> proposed on approximately 70 to 90 acres of the property. This <br /> course has been designed to incorporate the natural grasses on site <br /> into much of the fairways, with most irrigation to be limited to <br /> the greens. The course will be private, for use by the residents <br /> of the development. The applicants are, however, considering <br /> holding one major golf tournament annually to raise money for a <br /> non-profit organization. Various accessory uses to the golf course <br /> are proposed. These include a clubhouse, maintenance and storage <br /> facilities, and common recreation facilities. An equestrian center <br /> for the private use of project residents, is proposed on 20 acres. <br /> The remaining 720 acres will be left for a Nature Preserve. <br /> Portions of this area will be left in a nature state an dothers <br /> will be enhanced to a near natural state.
