The <br /> applicant, Buckeye Ranch L.P. , is proposing to develop a private, <br /> gated community comprised of 26 single family parcels ranging in <br /> size from 1 to 3 acres, a private 18-hole golf course, a <br /> clubhouse, and a nature preserve of approximately 675 acres. <br /> An Environmental Impact Report (EIR) was prepared for this <br /> project, which looked at the impacts associated with the above <br /> referenced project applications, as well as the impacts of <br /> cancelling the Williamson Act Contract on a 337-acre portion of <br /> the site. The following analysis and information is based on the <br /> assumption that the Board of Supervisors took action on July 13 , <br /> 1993 , and approved the tentative cancellation of the Williamson <br /> Act Contract for the 337 acres. Without approval of the Contract <br /> Cancellation, the development as proposed can not proceed to the <br /> scheduled Planning Commission hearing of August 5, 1993 , as <br /> private golf courses and parcels of less then ten acres are not <br /> permitted on contracted land. In order to proceed in the absence <br /> of a Contract Cancellation, either the applicants must wait until <br /> the notices of non-renewal become effective, or revise the <br /> project to incorporate a public golf course and larger parcels. <br />
