SECTION 3.0 DESCRIPTION OF PROPOSED DEVELOPMENT PLANS <br /> 3.1 The Proposed Development Plans and the Five Land Use Zones <br /> This section presents the conceptual overview of the proposed development plans. The <br /> parcel summary for Buckeye Ranch is presented in table 5 and shown on map 4. The <br /> development is divided into six zones based on dominant land use. 1. The residential <br /> zone includes 26 single family homes. 2. The golf course zone includes an 18 hole <br /> private golf course, a clubhouse, and recreational facilities complex with tennis courts, <br /> swimming pool, and maintenance facilities for these amenities. 3. The service <br /> infrastructure zone includes roadways and public utilities and the easements required to <br /> service other zones. 4. The agricultural zone, now in grapes, is leased to the Brovelli <br /> family as part of a lifetime lease. 5. The natural zone is composed of the remainder of the <br /> property and includes the lakes, Mokelumne River bank,riparian forest, and oak-buckeye <br /> savanna open space areas; buffer areas are also included in the natural zone. Use zones are <br /> presented in table 6. <br /> The service infrastructure, Zone 3, will be described first since it overlays (and underlies) <br /> ., all other zones. Zone 3 includes the roads and bridges, utilities including water, sanitation <br /> ' and fire control. Following the description of Zone 3, the plans for the remaining five <br /> zones are presented in numerical order.
