Page 2
Cabral—Mc Adams Property
April 28,2006
Job No. 1828-092.01
SITE DESCRIPTION AND BACKGROUND
The subject property is located within an established residential area of Stockton, San Joaquin
County, California. The approximate 12.81-acre site is accessed by a private road that fronts on
North Sutter Street, approximately 450 feet to the west. The subject property is bounded by the
Calaveras River corridor to the north, by vacant land and an abandoned cherry orchard to the
east, and by a former railroad easement and residential property to the south. The Sierra
Christian Elementary School, the easterly terminus of Fargo Street, and residential property are
situated adjacent to and westerly of the subject property. The majority of the site has supported
orchards for more than 100 years. A number of residences and out-buildings are situated within
the central portion of the site along an access road that traverses the property.
Our firm prepared a Phase I Environmental Site Assessment of the property dated October 5,
2005. ' Our study revealed a number of conditions warranting further investigation, including:
the potential for pesticide contamination (including lead and arsenic from past applications of
lead-arsenate) within the orchard areas and near outbuildings; the potential for petroleum
hydrocarbon and metals contamination to surface soils near the buildings; and, the potential for
petroleum hydrocarbon contamination in the vicinity of a former 1,000-gallon underground
gasoline storage tank that was removed in 1989. This report presents the results of our
investigation of the former underground tank area. To evaluate potential pesticide
contamination concerns, our firm performed near-surface soil sampling at a number of locations
within orchard areas and near out-buildings on the subject property in late 2005 and early 2006;
the results of our near-surface soils investigation are presented under separate cover.
GEOLOGICAL/HYDROGEOLOGICAL CHARACTERISTICS
GENERAL
The subject property is situated on the eastern side of the San Joaquin Valley in the Great
Valley geomorphic province of California. According to the Geologic Map of California, San
Francisco— San Jose Sheet, the sands and silts encountered at the site are identified as the lower
member of the Modesto Formation. The Modesto Formation represents Pleistocene alluvial
terrace deposits; the sediments composing these terraces are typically unconsolidated and
slightly weathered. The Modesto Formation in the subject area overlies other Cenozoic deposits
and the Cretaceous geologic formation of the Great Valley Sequence. The formations within
the sequence generally dip shallowly to the west and are several thousand feet thick. The Great
Valley sediments are in turn underlain by the Mesozoic metamorphic and plutonic rocks of the
Sierra Nevada.
' Raney Geotechnical, Inc.; "Phase I Environmental Site Assessment, Cabral Property,APNs 115-230-06,and-07,
4202 through 4208 Sutter Street,Stockton,California";October 5,2005,Raney Reference No. 1828-092.
