THIS PERMIT IS ISSUED PURSUANT TO THE PROVISIONS OF PARTY, CHAPTER 16, SMC AND IS SUBJECT TO THE CONDITIONS <br />OF APPROVAL AND ATTACHED DEVELOPMENT PLAN. USE OR CONSTRUCTION MUST BE COMMENCED WITHIN ONE YEAR AFTER <br />THE DATE OF APPROVAL OR AN EXTENSION MUST BE GRANTED AS PROVIDED IN THIS CHAPTER; OTHERWISE, THIS PERMIT SHALL <br />BE NULL AND VOID. THIS PERMIT IS SUBJECT TO REVOCATION AND/OR MODIFICATIONS AS PROVIDED IN THIS CHAPTER. <br />1. Comply with applicable Federal, State, County and City codes, regulations and adopted standards and pay <br />all applicable fees. <br />2. In the event that the operation of this use shall prove detrimental to the health, safety, peace or general <br />welfare of the surrounding neighborhood, this Use Permit shall be subject to revocation or modification as <br />provided in the Zoning Code. <br />3. This Use Permit shall be subject to the mitigation agreement and to all applicable mitigation measures which <br />are identified in the Proposed "Mitigated" Negative Declaration/Expanded Initial Study (IS17-95), as amended. <br />Curbs, sidewalks and gutters shall be installed within 18 months from issuance of the Use Permit. <br />4. The recently leased 0.6 -acre parcel, located at the northeast corner of "E" Street and Weber Avenue, shall <br />not be used for any waste processing activities until the State -issued Solid Waste Facility Permit is revised <br />to reflect an expansion of this leased area and proper environmental documentation is prepared and <br />circulated through the State Clearinghouse. <br />5. The 1.65 -acre site located on the south side of Weber Avenue shall be used only for storage and parking <br />purposes. <br />6. An eight -foot high masonry wall shall be installed and maintained along the south property line adjacent to <br />the divisional alley in order to provide a buffer for the residential uses to the south. <br />7.
