SIGNIFICANT ENVIRONMENTAL EFFECTS WHICH <br />CANNOT BE AVOIDED IF THE PROJECT IS IMPLEMENTED <br />Implementation of the project would case a significant degradation <br />of the aesthetic quality of adjacent residences. <br />The economic value of adjacent properties would undergo a substantial <br />reduction. Due to the reduction of "desireability" of these properties, <br />the range of potential uses would be narrowed and the potential for <br />resale would be reduced. - <br />It has been acknowledged earlier that the site is not currently consid <br />ered "prime" agricultural land by the presently accepted definition. <br />However, the land does have a potential for substantial agricultural <br />productivity if advanced land management practices are employed. <br />Implementation of the project would significantly reduce the agricul- <br />tural potential of the land or, perhaps, eliminate the potential depend- <br />ing on how the landfill is operated. By itself, the loss of approxi- <br />mately 320 acres of arable land is not significant on a statewide basis; <br />howeve ssed earlier, the collective and continuing incremental <br />loss of arable land in California has grown to significant levels over <br />the past 20 years. <br />7 <br />
