The Grupe/SASSCO Development is proposed for the area. <br /> The landfill is located seven miles from the source of the refuse adding <br /> transportation costs, energy consumption and inconvenience for Tracy <br /> residents to deliver refuse, household hazardous materials, and recyclables. <br /> Area 7 - Industrial area at the proposed MacArthur Road extension between Grant <br /> Line Road and Eleventh Street. <br /> The proposed use is not permitted within the Industrial Specific Plan Area. <br /> Cost of land is prohibitive. <br /> Area 1 was selected as the most suitable location for the transfer station since it met all <br /> of the criteria, is within the city limits, is zoned industrial, is separated from residential <br /> property by Interstate 205, and is located near the source of waste. <br /> The proposed site was then selected since it was available at a reasonable price, has <br /> good access, and the surrounding land allows for future expansion. <br /> PROJECT LOCATION AND SITE DESCRIPTION <br /> The proposed project will be located on 2.82 acres of land in the City of Tracy, north of <br /> Interstate 205, approximately 250 feet east of the intersection of Holly Drive and Larch <br /> Road, on the south side of Larch Road opposite the City of Tracy sewage treatment plant <br /> facility. <br /> The proposed project is the establishment and operation of a solid waste transfer station <br /> to serve the City of Tracy, and surrounding unincorporated areas within short driving <br /> distance of the City (Figure 2). The service area is anticipated to be consistent with that <br /> of the existing City of Tracy Landfill. The facility, as proposed is anticipated to meet the <br /> solid waste transfer needs of the City for approximately the next 10 years. <br /> Generally, proposed activities will involve the collection and transfer of solid waste from <br /> commercial, industrial, and residential land uses. Five types of activities will be conducted <br /> on the premises in this regard: <br /> 1) Solid waste delivery, processing, and transfer from smaller to larger trucks, <br /> for off-premise disposal. <br /> 2) Delivery, processing, storage, and transfer of recyclable glass, aluminum, <br /> paper, metals, wood, cardboard and plastics. <br /> 3) Collection, separation, and storage, for off premise disposal, of household <br /> hazardous waste. <br /> 4) Repair and maintenance of disposal company equipment, including trucks, <br /> trailers, loaders, dozers, sweepers, and containers, (boxes and toters). <br /> 6 <br />
