EXISTINGCONDITIONS <br /> a. PROJECT Location <br /> The PROJECT site is currently an undeveloped parcel zoned for <br /> industrial use. Directly to the north is the Tracy Waste Water <br /> Treatment Plant, while northwestof the PROJECT site there are <br /> light industrial uses . Directly east and south of the PROJECT <br /> site are undeveloped parcels . A single family dwelling borders <br /> the PROJECT site to the west. South of 1-205 the land uses are <br /> residential consisting of single family dwelling units . <br /> b. Street System <br /> The proposed PROJECT would be served directly from Larch Road. <br /> Larch Road is currently a two-lane, east/west roadway. Between <br /> Tracy Boulevard and Holly Drive, Larch Road maintains a 60 foot <br /> right-of-way, whereas east of Holly Drive, Larch Road has a 40 <br /> foot right-of-way- with no curbs and is not a through street. <br /> Long range City planning indicates that Larch Road will be <br /> extended about 1500 feet to the east to form a new intersection <br /> with MacArthur Drive. The approximate date of this Larch Road <br /> extension project has not been established. <br /> Holly Drive is a two-lane road running north and south. North of <br /> Larch Road, it is designated as a proposed truck route. Holly <br /> Drive maintains a 50 foot right-of-way for 1200 feet north of I- <br /> 205, the right-of-way is then reduced to 40 feet. <br /> Tracy Boulevard is a major arterial serving as the north/south <br /> thoroughfare in Tracy. North of 1-205, Tracy Boulevard is a two- <br /> lane road whereas south of 1-205, it widens to a four-lane major <br /> arterial preceding southward into Tracy proper. Tracy Boulevard <br /> is planned to be widened to four-lanes from 1-205 to Larch Road <br /> within two years . Tracy Boulevard is a temporary truck route <br /> until a permanent truck route becomes available. <br /> Regional access is provided by Interstate 205 (1-205) . 1-205 <br /> connects to 1-580 going west from Tracy and to 1-5 east of Tracy. <br /> 1-205 serves as the primary access to the San Francisco Bay Area <br /> from the Stockton/Tracy area, whereas 1-580 and 1-5 serves the <br /> areas south of Tracy. <br /> 2 <br />
