SCREENING: Screening shall be provided and comply with the following: <br />(1) All storage materials and related activities, including trash bins, shall be enclosed <br />by a screen six to eight feet in height. Items stored within 100 feet of a dedicated <br />street or residential zone shall not be stacked higher than two feet above the <br />adjacent screen. However, screening is not required on the west property line. <br />(Development Tale Section 9-1022.4[e][2][A]&[B]) <br />(2) When plant materials are used for screening, they shall be planted in such <br />quantity and location as to achieve an effective visual screen within three years <br />of installation. If a hedge fails to retain such density any time after this three-year <br />period, it shall be supplemented or replaced with other dense landscaping or an <br />appropriate fence or wall. <br />k. ACCESS AND CIRCULATION: The following requirement applies and shall be shown <br />on the Site Plan: <br />(1) Access gates shall be recessed from the property line a minimum of 65 feet. <br />(Development Title Section 9-505.7) <br />SIGNS: All portions of any sign shall be set back a minimum of five feet from any future <br />right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- <br />1717.2[g]) <br />M. BUILDING CODE: The following Uniform Building Code and San Joaquin County <br />Ordinance requirements will be applicable and shall be incorporated in the construction <br />plans before submittal to the Building Inspection Division: <br />(1) Buildings 'E" and •F,' which are to be used in the processing and storage of a <br />product, shall be structurally analyzed by an architect or engineer, and repairs <br />shall be made if deficient. <br />(2) Building °H' and the unsupported masonry wall shall be demolished and <br />removed. <br />(3) Submit a plan showing exiting compliance. This shall include doors, hardware, <br />ramps, stairways, handrails, guardrails, and signage. All exits which will not be <br />used shall be made inaccessible. <br />(4) The lower level shall be limited to storage of low hazard products. This space <br />shall not be a place of human habitation or a place for employees to process, <br />treat, or package products, and the space shall not be accessible to the general <br />public. <br />(5) If the water storage tank is going to be used, a complete structural analysis shall <br />be prepared by an architect or engineer. <br />(6) If any other structures are to be used, plans showing alterations or repairs will be <br />required. <br />Conditions of Approval - 3 - UP -95-8 <br />
