Si 4 <br /> Site Plan <br /> The site plan depicts two (2) proposed loading zones and one (1) proposed "bunker" area. <br /> Pursuant to Development Title Section 9-1015.3(a), for parking and loading of commercial <br /> trucks, one (1) space is required for every use with 3,000 square feet of gross floor area or <br /> more. Spaces are to be a minimum of twenty-four feet (24') in length and fifteen feet (15') in <br /> width, with a minimum height clearance of fourteen feet (14'). If a full application is submitted, <br /> the size of the loading and bunker areas should be shown on the revised plan. The site plan <br /> also depicts one (1) proposed access gate. Pursuant to Development Title Section 9-1022.2(0, <br /> gates are required to be set back or recessed a minimum of ten feet (10')from the property line <br /> unless there are at least sixteen feet (16') between the property line and the edge of the <br /> travelled roadway in which case the set back requirement is waived. If a full application is <br /> submitted, ffie gate set back should be shown on the revised plan. A proposed portable wood <br /> chipper-7is--also depicted on the site plan. If a full application is submitted, additional information <br /> on the proposed site and operation of the portable wood chipper should be included. <br /> Parking Spaces <br /> The application depicts four(4) parking spaces and0 n (1) accessible space but doesn't depict <br /> the dimensions or surface material of the spaces. Pursuant to Development Title Table 9- <br /> 1015.3(b), 2.5 parking spaces are required for each 1,000 square feet of building area for the <br /> Agricultural Waste use type. Also pursuant to Development Title 9.1015.5(b)(1), each parking <br /> space shall be an unobstructed rectangle, minimum nine (9)feet wide and twenty (20)feet long. <br /> The applicant is proposing to construct a 160 square foot building.As a result, one parking <br /> space is required for the proposed use. If a full application is submitted,the site plan should <br /> include the dimensions of the spaces. <br /> Surfacing ---IQ <br /> The site plan depicts gravel roads and driveways throughout the project area. Pursuant to <br /> Development Title Section 9-1015.5(e), all permanent parking lots (which includes parking <br /> spaces, driveways, and man ), in all zoning districts shall be surfaced and <br /> as " z <br /> permanently maintained wit asphalt or Portland cement concrete to provide a durable <br /> dust free surface. Ingress an s Ireas th t connect to a paved road or highway shall also be <br /> VVM s <br /> surfaced and permanently maintained with as alt concrete or Portland cement concrete. <br /> Pursuant to Development Title Section 9-1015.9, requirements of the chapter may be modified by <br /> the Director in cases in which, due to the unusual nature of the establishment proposed or the <br /> development proposal submitted for it,the requirements set forth in the Development Title may be <br /> considered insufficient or excessive. If a full application is submitted, the site plan should depict <br /> the required surfacing material or a letter requesting a surfacing modificatihould be submitted <br /> for review. <br /> Access 72,5 <br /> The proposed site plan depicts access driveways with a width of twenty(20)feet for two-way <br /> traffic. Pursuant to Development Title Section 9-1015.5(h)(1), access driveways shall have a <br /> width of no less than twenty-five(25)feet for two-way aisles and sixteen (16)feet for one-way <br /> aisles except that in no case shall driveways designated as fire department access be less than <br /> twenty(20)feet wide. If a full application is submitted,the site plan should show that all driveways <br /> meet the minimum standard. <br />
