exclusively of exposed silty sand to silty gravel and naturally occurring grassland vegetation. <br /> Access to the facility is via MacArthur Drive. <br /> Primary routes of delivery to the site include: MacArthur Drive, Linne Road, Corral Hollow <br /> Road, and Tracy Boulevard. Regional access to the station site is provided by Highways 5 and <br /> 580. <br /> The location map, Figure 2, shows the site boundaries, pre-development topography and land <br /> zoning within 1,000 feet of the site boundaries at a scale of I" = 2,000'. The station will <br /> require electric, water and sewage facilities. Electricity to the site is available along MacArthur <br /> Drive. The nearest public water service is in MacArthur Drive approximately three miles north <br /> of the site. The nearest public sewer line is also in McArthur Drive, approximately three miles <br /> to the north. Since the extension of public sewer and water does not appear feasible, an <br /> individual on-site sewage disposal system and a water supply and storage system will be <br /> developed to service the facility. <br /> The two predominant land uses in the project area are agriculture and gravel mining. <br /> Specifically, to the north, east and south of the site are fields of row crops and orchards. To <br /> the west are the continuing operations of the Lone Star Industries gravel mining operations. An <br /> existing irrigation canal also parallels the site's western boundary. Other land uses in the area <br /> include Royster Tire Storage and Recycling Facility to the northwest and Teichert Aggregates <br /> operation a sand and gravel mining facility to the north. The closest development to the <br /> proposed project site are two residences (mobile homes) located approximately 600 feet north <br /> of the site on the east side of MacArthur Drive. There is also one residence approximately 1.4 <br /> miles south of the site on the west side of McArthur Drive. The closest residential subdivision <br /> is approximately one mile north of the site along McArthur Drive. <br /> The site is currently zoned as open space/resource conservation (AG:40, Agricultural: 40 Acres) <br /> by San Joaquin County. The City of Tracy has designated the parcel as being within its Sphere <br /> of Influence, with a prezoning of A/G or Agriculture/General. <br /> Based on groundwater levels recorded in 1990 by San Joaquin County Flood Control District, <br /> groundwater occurs at elevation of 60 to 70 feet which is approximately 40 to 50 feet below the <br /> bottom of the pit.
