B. FLOOD PLAINS AND WETIANDS OAC NT <br /> The site is not located in a flood plain, wetlands or tidelands. <br /> C. ADJACENT PARCEL ZONING <br /> The project site and adjacent properties are zoned AG-40 (General Agriculture, 40-acre <br /> minimum)as indicated on Figure 2 in Appendix A. The AG zone was established by the County <br /> of San Joaquin to preserve agricultural lands for the continuation of commercial agricultural <br /> enterprises. Certain non-agricultural uses may be conditionally permitted with a Use Permit in <br /> the AG-40 zone. The Tracy Materials Recovery & Transfer Facility is classified as a "Major <br /> Impact Service" and is permitted with an approved Use Permit. <br /> D. AGRICULTURAL PRESERVE <br /> The project site is not located within an Agricultural Preserve. The San Joaquin County General <br /> Plan, however, includes policies directed at preserving agricultural land.
