Lone Star Industries operates a sand and gravel mining facility west of the site, <br /> with Teichert Aggregates operating a similar facility to the north. Directly.across MacArthur Drive <br /> to the east are orchards and a field presumably used for-row crops. The.property to the south <br /> of the site is vacant agricultural land. Otherland uses in the Area include-fields of row crops and <br /> the Royster Tire Storage and Recycling facility to the west. The Banta-Carbona Irrigation District <br /> canal runs along the western boundary of the site. Corral Hollow Creek Is also located north of <br /> the site: <br /> There are few residences in the project-area The closest are the two mobile homes located <br /> across MacArthur Drive,approximately 600 feet northeast of the site. There-is also one residence <br /> approximately 1.4 miles south of the site on the west side of MacArthur Drive. There are also <br /> scattered residences at the intersection of Lfnne Road and MacArthur Drive, north of the site. <br /> The Final EIR concluded that the project is not likely to create land use conflicts with surrounding <br /> uses, either agricultural,residential, or resource extraction. The project will be enclosed with a <br /> sbcf t-high chain-link fence and landscaped along MacArthur Drive. Also, except for the wood <br /> ' and yard waste processing and composting,all other operations will take place inside the transfer <br /> station building. This,.combined with the project's location In the bottom of the 30-foot-deep pit, <br /> 4 Y will minimize land use conflicts. <br /> Property owners in the area were mailed notices of Draft EIR availability, as weO as project <br /> referrals. No comments from neighbors were received orl the Draft EIR, ar O no comments <br /> regarding the Draft EIR were made by the one neighboring property owner present at the hearing <br /> on the Draft EIR. <br /> Traffic/Circulation: <br /> The Final EIR prepared for the project did not identify any sign'if'icant traffic related impacts. The <br /> proposed project is expected to generate approximately 500 daily trips initially and approximately <br /> 1,100 daily trips in 2010. Since the trips will likely be dispersed over an entire day, according to <br /> the FEIR there is little relative impact to other users of the local transportation system. <br /> FACILITIES/SERVICES: <br /> Drainage: <br /> Storm water runoff from all areas except the wood storage and yard.waste composting area will <br /> drain to an on-site retention pond. Storm water runoff from the wood storage.and yard waste <br /> compost area will drain to an on-site lined evaporation pond. Water used for periodic wash down <br /> I of the transfer station floor will be collected and directed to holding tanks for temporary storage <br /> until pumped out and hauled off the site for disposal. <br />
