1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of 20 Acres. The subject Assessor's Parcel <br /> Number is 185-080-35. "rhe project is in an agricultural area. The parcel is zoned AG-40. <br /> 1.2 Description of Proposed Development: It is proposed to create a 2 acre parcel and a designated <br /> remainder from the existing parcel. The parcels are being created based on two pre-1961 existing houses <br /> as allowed in the Development'Title. In accordance with the San Joaquin County Development Title, <br /> this Surface and Subsurface Contamination Report(SSCR) is being submitted for approval. This report <br /> will investigate the property for visual or historical environmental contamination based on Geld <br /> observation, interviews with the owner, and County records. (This SSCR includes no chemical <br /> analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and AI'N page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony from the owner, Chester Murphy. Chester Murphy <br /> was interviewed in December, 2019. He has owned the parcel for 1 year. The land use <br /> has not changed under his ownership. The land has been an orchard for the past 20 years as well as two <br /> residences. Presently, the orchard has been removed. The parcel's future use will be for agricultural <br /> purposes. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office in February, 2020(see appendix for results). An <br /> onsite survey was performed on April 30, 2019 by staff of Dillon& Murphy. The San Joaquin County <br /> Environmental I Iealth Department's underground storage tank mitigation database list did not yield any <br /> concerns. <br /> 3.2 Description of all past on-site potential and/or known above anti below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. <br /> An underground fuel lank(2,000 Gallons) was removed on June 20, 1989(See Appendix). The owner <br /> has no knowledge of improper above ground storage of chemicals on the subject parcel. <br /> 1 <br />
