1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of a 15 acre and 25 acre parcel which will be merged to <br /> create a 40 acre parcel. The subject Assessor's Parcel Numbers are A.P.N. 051-12-042, 094. The <br /> project is in agricultural neighborhood. The parcel is zoned AG-40. <br /> 1.2 Description of Proposed Development: It is proposed to create a 2 acre parcel from the merged <br /> 40 acre parcel. This would create 2 parcels; one 2 acre parcel and one 38 acre parcel. In accordance <br /> with the San Joaquin County Development Title, this Surface and Subsurface Contamination Report <br /> (SSCR) is being submitted for approval. This report will investigate the property for visual or historical <br /> environmental contamination based on field observation, interviews with the owner, and County <br /> records. (This SSCR includes no chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony from the owner, Ida Handel. Mrs. Handel was interviewed <br /> in June, 2020. The land use has not changed under her ownership. The land has been used for <br /> agricultural purposes for years. The parcel's future use is to remain as a vineyard. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office in June, 2020 (see appendix for results). An <br /> onsite survey was performed on June 10, 2020 by staff of Dillon& Murphy. The San Joaquin County <br /> Environmental Health Department's underground storage tank mitigation database list did not yield any <br /> concerns. � <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. <br /> Historically there have been no underground storage tanks. The owner has no knowledge of improper <br /> above ground storage of chemicals on the subject parcel. <br /> 1 <br />
