Site Background Information ' FIVE STAR MARINA 345 Yosemite Street, Stockton, California ' During the course of a Phase I Environmental Site Assessment for a real estate evaluation, AGE researched the site history,conducted a review of available historic public records,and interviewed ' the current land owner and representatives The history of the parcel of interest was derived from the Phase I research SITE DESCRIPTION The site is located in an industrial area of low topographic relief, located '/4-mile east of the ' intersection of Fremont Street and Pershing Avenue at an elevation of approximately 10 feet above mean sea level(MSL) Two main clusters of structures are located on the property(Figure 2) Most of the site was used as a ship building warehouse from the early 1910s through the mid 1980s The ' remaining portions are presently occupied by an auto repair shop, a sheet metal shop, and a boat storage facility The site is currently operated by Five Star Marina and other light industrial businesses The surface of the site is generally covered with asphalt and concrete ' . REGIONAL GROUND WATER The estimated depth to ground water at this property is approximately 20 feet below surface grade (bsg),based on information from Lines of Equal Depth of Water Wells, Fall 1995 published by the ' San Joaquin County Flood Control District and Water Conservation District However,San Joaquin County Environmental Health Department(EHD) records indicate that the highest ground water was observed at the site in 1986 at 10 feet bsg During previous site investigations, ground water was ' encountered at a depth of 12 feet bsg The prevailing ground water flow direction in this portion of western Stockton is generally toward the northeast, while localized ground water flow may vary during winter/summer cycles UNDERGROUND STORAGE TANK REMOVAL ' In May 1986, one 550-gallon gasoline underground storage tank (UST, West UST Area) was removed from the City of Stockton right-of-way in San Jose Street Total volatile hydrocarbons ' (TVH) and volatile aromatics benzene,toluene, ethylbenzene,and xylenes (BTEX)were detected at concentrations as high as 2,000 mg/kg(milligrams per kilogram)in a single soil sample collected from the UST excavation ' One 4,000-gallon gasoline UST(East UST Area)was removed from the site on 13 November 1997 The UST was located in Lindsay Street, between the northern and southern blocks of on-site buildings Upon removal of the UST,holes were noted at the western end and in the bottom of the • Advanced GeoEnvironmental,Inc
