The proposed development includes: <br /> 1. A Zone Reclassification and Minor Subdivision to rezone a ten (10) acre parcel from AG-40 (General <br /> Agriculture, 40 acre minimum) to AL-5 (Limited Agriculture, 5 acre minimum); and to subdivide the <br /> parcel into two (2) five (5) acre lots. Each five (5) acre lot will have a 3 bedroom home with a <br /> wastewater flow of 240 gallons per day (gpd). <br /> 2. The wastewater flow of 240 gpd is not to be used for septic system design or size calculation. <br /> Based on the information provided, the EHD has found the SSNL Study does not meet the minimum <br /> requirements of the Development Title Sec. 9-1105.2(d) for the following reasons: <br /> 1. There is no analysis of the existing septic system permitting history or analysis of the existing septic <br /> system in the Soil Suitability Report. The SSNL Study is required to include the following on-site septic <br /> system analysis according to the Soil Suitability Study Requirement Checklist: system type, age, repair <br /> rate, permitting history and copies included in the report, and discussion of on-site septic tank repair <br /> history. <br /> 2. A percolation rate needs to be established for each proposed parcel utilizing OWTS in the subdivision <br /> according to San Joaquin County OWTS Standards 3.8.1.
