(AGE) has prepared this report documenting a limited
soil excavation and sampling event performed at 8640 West Linne Road, Tracy, California
(site). The location of the property is illustrated in Figure 1. The location s of the
excavations and soil sampling are illustrated in Figure 2.

SITE LOCATON AND BACKGROUND

The site is located on the south side of West Linne Road in a commercial/industrial area
of Tracy, San Joaquin County, California. The property is currently occupied by a tomato
processing plant which is vacating the property.

In May 2019, AGE completed a Phase I Environmental Assessment of the property as
part of a property transaction. In the Phase I , AGE identified several recognized
environmental conditions (RECs) that required site assessment to be performed.
Specifically, part of the RECs included heavily oil-stained unsurfaced ground near drums
stored on the northwestern side of the 8640 West Linne Road parcel (Figure 2). Based
on these findings, AGE recommended that a limited Phase II site assessment be
performed in the area of the stained soil.

In June 2019, AGE advanced three borings (B5 through B7) in the stained soil identified
areas (Figure 2). Results from the investigation revealed that soil in the drum storage area
was impacted with petroleum range hydrocarbons. Based on these findings, AGE
recommended that a limited soil excavation be performed to remove the impacted soil.
