PREVIOUS FINDINGS FOR SITE APPROVAL <br /> PA-1800096 <br /> GURWINDER SINGH MAAN <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan adopted <br /> by the County. <br /> • This finding can be made because the Agricultural Truck Parking use type may be <br /> conditionally permitted in the AU-20 (Agriculture Urban Reserve, 20-acre minimum) zone <br /> with an approved Site Approval application.The AU-20 zone implements the General Plan's <br /> R/L (Low-Density Residential) designation. The subject parcel has an R/L General Plan <br /> designation and is zoned AU-20. Therefore, the use is consistent with the goals, policies, <br /> standards, and maps of the General Plan.There are no Master Plans, Specific Plans, and/or <br /> Special Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because the 14.25-acre parcel is of adequate size and shape to <br /> accommodate the proposed agricultural truck parking operation and all necessary <br /> improvements. The site plan shows that there is sufficient area for the project <br /> improvements, in compliance with Standards of the Development Title. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the parcel is of adequate size and shape to accommodate <br /> the proposed use and the requirements of the Development Title. The site plan shows that <br /> there is sufficient area for the project improvements, in compliance with Standards of the <br /> Development Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because an Initial Study for the project did not identify any <br /> potentially significant environmental impacts as a result of the project. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use will not interfere with nor alter the current <br /> land uses on adjacent properties. Surrounding properties are mainly agricultural with <br /> scattered residences. The nearest residence is on the adjacent parcel to the east and is 540 <br /> feet east of the project site.
