Prollect_s_ite <br /> The Woodbridge Winery facility winery is located at 5950 East Woodbridge Road,Acampo, CA and <br /> currently operates under Use Permit#97-16. This Use Permit applies to APNs 017-090-58, 12, 50, 53)- <br /> 017-100-22; <br /> 3;017-100-22; 017-340-07; and 017-340-16.The proposed project is located on APN 01.7-090-53 which is <br /> approxirnately -/-60 acres and has been operating since 1958. <br /> 2. Existing conditions <br /> I he project site's existing land use is Winery and Vineyard, has a general plan designation of <br /> Agriculture, and is not under%.,Villiamson Act Contract. The subject parcels as well as all surrounding <br /> parcels are all within the AG-40 zoning district. Surrounding land uses include vineyard, a residence <br /> located +/-600 feet to the north, and railroad to the east.The site is generally flat, and the eastern <br /> portion of the site is in a flood zone. The proposed project area is outside of the flood zone. <br /> Refer to Use Permit Modification#97-16 for details on the winery's existing operations. The facility <br /> has a total of+/-300 employees on average, with a iota)of+/-400 during harvest and operates 24 hours <br /> a clay every day. Employees work.across three shifts each day. Visitation is approximately+/-265 guests. <br /> The winery currently observes an average of 11 daily truck deliveries, with a peak average of 114 <br /> deliveries during harvest. The facility is monitored and patrolled by on-site security services 24 hours per <br /> day, 7 clays per week.. <br /> 3. Posed project <br /> The proposed project is to add processing, blending of high-proof distilled spirits, packaging and <br /> shipping of the final product and a laboratory for research and development of new beer, wine and <br /> spirits products.The spirits blending portion of the project includes receipt of high proof and blended <br /> spirits into two, 20,000-gallon high proof spirits receiving tanks, a new blending building near existing <br /> Warehouse A, and three, 13,000-gallon bottling tanks. The blending building is approximately 1/-1,200 <br /> square feet and it will house a 20,000•gallon sugar tank; three 1,200-gallon juice tanks and <br /> miscellaneous blending equipment. The research and development lab portion of the project includes a <br /> new+/-6,000 square foot laboratory building for research and development of new alcohol beverage <br /> products, including beer,wine, and spirits. The laboratory will he located adjacent to the existing barrel <br /> buildings on the northwest portion of the site. The laboratory will include small batch brewing and <br /> distilling systems. No commercial production of beer or distilled spirits is proposed as part of this <br /> project. The proposed distilled spirits and laboratory operations are significantly less than 5%of the <br /> existing square footage of buildings approved for the vvinery operations. No consumer tastings or retail <br /> sales of distilled spirits or beer is proposed. <br /> The project anticipates additional daily truck deliveries related to the shipping and delivery of <br /> distilled spirits, case goods, and canning dried goods. Deliveries associated with this project are not <br /> expected to exceed 3 trips per day.This project anticipates no changes to circulation, parking, nurnber <br /> of employees,or visitors to the facility. <br /> 1 <br />
