1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of one parcel. The subject parcel is located at <br /> 6040 E. Ashley Lane, Stockton, CA 95212. The subject parcel number is 086-480-14. The <br /> project is in a Rural Residential community. The parcel is zoned R-R. <br /> 1.2 Description of Proposed Development: It is proposed to create a Major Subdivision with <br /> 18 residential units. In accordance with the San Joaquin County Development Title, this Surface <br /> and Subsurface Contamination Report(SSCR) is being submitted for approval. This report will <br /> investigate the property for visual or historical environmental contamination based on field observation, <br /> interviews with the owner, and County records. (This SSCR includes no chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Subdivision Map with Vicinity Map and <br /> Assessor's Parcel Number page). <br /> 1.4 Site Map: (See Appendix for Tentative Subdivision Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony of one the partners, Rick Townley. Mr. Townley was <br /> interviewed in October, 2015. Mr. Townley is a managing partner in Royal Funding Management LP, <br /> a California Limited Partnership. The land use has not changed under the ownership of the <br /> Royal Funding Management LP. The parcel has been used for agricultural purposes. <br /> Presently the property is used for agricultural purposes and is an active walnut orchard. <br /> The surrounding properties are also used for agricultural and rural residential purposes. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office on March 12, 2016 (see appendix for results). <br /> In addition, Mr. Townley's interview in October, 2015 was a valuable source of information. The <br /> San Joaquin County Environmental Health Department's underground storage tank mitigation database <br /> list did not yield any findings on the subject parcel (see appendix). A search for U.S.T./L.U.S.T. sites <br /> was done on the subject parcel and yielded no findings. Research was performed on the subject site as <br /> required by County regulations. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. The <br /> property has been used for agricultural purposes. Historically there have been no underground storage <br /> tanks. The owner has no knowledge of improper above ground storage of chemicals on the subject <br /> parcel. <br /> 1 <br />
