SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Azucena Duran <br /> Placencia to conduct a Soil Suitability Study and Nitrate Loading Study for the property <br /> identified as Assessor's Parcel Number 239-190-19, Bird Road, Tracy, California. <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed Development <br /> Ms. Duran Placencia and Mr. Jose Placencia intend to place two or three new three- <br /> bedroom mobile homes on the Site; the property is currently vacant. <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 239-190-19, approximately <br /> 1.79 acres in size. There is no address currently associated with the parcel, located on <br /> Bird Road, Tracy (Plate 1). <br /> The Site contains an old orchard (Plate 2). No structures, wells, or septic systems are <br /> located on the Site. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 58 to 60 feet above mean sea level. The Site is relatively flat <br /> (Plate 3). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the Site is zoned AG-40, General Agriculture with a <br /> minimum parcel size of 40 acres. This zoning designation "is established to preserve <br /> agricultural lands for the continuation of commercial agriculture enterprises." <br /> LOGE 20-08 Page 1 <br />
